How much will it cost to build this house?

Labor and material costs vary widely from state to state and from community to community, and fixture and finish choices will also have a significant impact on overall cost. The national average is approximately $110 per square foot, but costs can range from as low as $50 to more than $350. For an estimate based on your zip code, consider purchasing one of the R.S. Means Estimates. If you need a precise estimate, or an actual bid, you will need to meet with your builders, show them the property, and give them at least three or four sets of plans (so that they and their subcontractors can review them at the same time).

Can plans be modified?

All home plans can be modified, but changes should be made by a licensed architect, designer, or structural engineer. All changes should be approved by your local building authorities before the start of construction. If you intend to modify the plan you have selected, be sure to order the vellum copy, as this master copy is erasable, and will reproduce clear copies after changes have been made.

Does it cost more to build a healthy home?

In terms of materials, the answer is generally "no". Labor costs can rise slightly if the builders are unfamiliar with the materials and healthy building techniques. Current estimates reflect a 1-3% increase in total cost to build. However, energy savings, and less frequent maintenance, will make up for the extra cost in a very short period of time. In addition, the real estate industry estimates that a healthy house is 5-15% more valuable than a conventionally-built home, providing a substantial gain if and when you decide to sell your home. Lastly, the health and well-being of your family, along with potential health care savings, certainly justifies such a small increase in up-front costs.

What is the refund/exchange policy?

Since blueprints, vellums and study kits are printed in response to your order, we are not able to provide refunds or make exchanges for these items.

What areas are included in Total Square Footage calculations?

All heated living space, except for basements, is used in the calculation of total square footage. Basement and garage sizes are listed separately. Porches and decks are not included in the total. When square footage is measured to the outside of the house it is noted in the plan Detail page.

Can I order more copies after receiving my initial order?

Yes. You can order as many additional sets as you need, but you'll need to place your order(s) within 90 days of your original purchase. Just click the word "Reorder" at the bottom of our Home Page, and type in your Order Number to continue.

How long does it take for my order to arrive?

We typically process orders in two business days or less. Standard shipments normally arrive one to five days later; priority shipments normally arrive one to three days later; and overnight shipments arrive in the afternoon of the next business day.

Are there any site limitations (narrow lot, hillside, etc.)?

Our plans were originally drawn for a specific site, with specific characteristics, but land and/or plans can often be modified so that the design you want can be built on the land you own. Check under Specifications on the Detail Page to see what type of lot the home was designed for, and what types it can be modified for.

Does climate affect my choice of a home plan?

Occasionally, but most often it just affects construction decisions and techniques. For example, if you want to build a house that was designed for a hot and dry climate in a region with severe cold and snow, the plans would have to be modified to provide thicker exterior walls, more insulation, a different HVAC system, and protection against freezing and moisture. Your builder will know about local requirements and conditions, and should be able to make the necessary changes. How do I find out if the house I'm considering has been built in my area?

In order to protect their clients' privacy, our architects and designers do not release this information.

Is my credit card information secure?

Absolutely. All orders are processed through our secure servers. These servers automatically encrypt your confidential information in transit from your computer using the industry standard encryption protocol known as Secure Socket Layer (SSL) with an encryption key length of 128-bits (the highest level commercially available). Your encrypted credit card information is sent electronically to the secure servers maintained by a Payment Processing Company, which are heavily guarded both physically and electronically, and are not directly connected to the Internet.
